Why Most REALTOR® Marketing Talks About the Wrong Person
Why Most REALTOR® Marketing Talks About the Wrong Person
By Denise Perrin, REALTOR® and Founder of THE LISTING MACHINE™
Open a typical REALTOR® advertisement and who is it about? Usually the REALTOR®: years of experience, awards, sales, brokerage, testimonials and accomplishments.
Those things can matter. But I believe too much real estate marketing starts with the wrong person.
The Homeowner Is Asking a Different Question
The homeowner is not necessarily asking 'How impressive is this REALTOR®?'
They're asking: What is my home worth? What should I do before I sell? How do I get the best possible result? What mistakes should I avoid? Where will I go next?
Start With Their Problem
Marketing becomes more relevant when it begins with a problem the person actually recognizes.
That is why I built my Seller's Guide around useful information for people considering a sale rather than around a long introduction to me.
Give Before You Ask
If your first message is 'Hire me,' the person has to make a large decision immediately.
If your first message is 'Here's something useful,' the first decision is much smaller. They can learn from you before deciding whether they want to talk to you.
Authority Is Demonstrated, Not Announced
Saying 'I'm the local expert' is easy. Demonstrating local knowledge and providing useful guidance is stronger.
I want people to experience how I think before I ask them to trust me with a major transaction.
Your Story Still Matters
This doesn't mean hiding your experience. Your background, testimonials, track record and brokerage can reinforce trust.
The difference is sequencing. Lead with their needs, then show why you're qualified to help solve them.
The Couple Who Investigated Me
A couple requested my Seller's Guide, then drove to my office because they wanted to confirm I was legitimate.
They saw my listings, spoke with reception, went home and called me. By the time I met them, they had already done their own credibility check. I got the listing.
The useful offer opened the door. My local presence and credibility helped them feel comfortable walking through it.
Make Every Piece of Marketing Answer 'What's in It for Me?'
Before publishing an ad, post, guide or email, read it from the homeowner's point of view.
If the entire message is about you, rewrite it. Make the value obvious.
This Is the Philosophy Behind THE LISTING MACHINE™
THE LISTING MACHINE™ begins with seller-focused value because that's what worked for me.
The system is not designed to make the REALTOR® invisible. It is designed to make the REALTOR® relevant by starting with what the potential seller actually cares about.
Want More Seller Opportunities Coming to You?
I created THE LISTING MACHINE™ from the system I use in my own real estate business. It is designed to help REALTORS® create seller opportunities, organize follow-up, build local authority and develop a stronger listing pipeline.

Frequently Asked Questions
Should REALTORS® talk about awards and experience?
Yes, when they support credibility. I simply don't believe they should always be the opening message.
What kind of content do sellers want?
Content that helps with value, preparation, timing, process, common mistakes and decisions around the next move can be useful.
What does homeowner-first marketing mean?
It means starting with the homeowner's questions and problems before asking them to focus on the REALTOR®'s accomplishments.
How can a Seller's Guide help marketing?
A useful guide can give someone a low-pressure reason to engage while demonstrating how you help and creating an opportunity for follow-up.
