How Much Should a REALTOR® Spend on Lead Generation?
How Much Should a REALTOR® Spend on Lead Generation?
By Denise Perrin, REALTOR® and Founder of THE LISTING MACHINE™
REALTORS® often ask me how to generate leads for free. I understand the question. Nobody wants to waste money.
But I think the better question is: what should I invest to create a reliable source of business opportunities, and what return is that investment producing?
'Free' Marketing Still Has a Cost
Social media, open houses, networking, referrals, database work and community involvement can generate business without paying an advertising platform.
But they require time. Your time has value. Free does not mean costless.
Treat Real Estate Like a Business
If real estate is your primary business, marketing deserves a legitimate budget.
That doesn't mean spending recklessly. It means deciding what you can responsibly invest, tracking what happens and adjusting based on evidence.
My Personal Budget Example
I personally spend approximately $10 per day on my seller advertising. In a 30-day month, that's roughly $300.
I'm not presenting that as a magic formula. Markets, competition, advertising costs, creative, offer and follow-up all vary. It is simply what I currently choose to invest in my own business.
Don't Judge Only by Cost Per Lead
The cheapest lead is not automatically the best lead.
I want to know what happens after the lead: conversations, qualified opportunities, appointments, listings, closed business and referrals.
One Listing Can Change the Economics
If a marketing investment creates an opportunity that becomes a listing, and that listing later creates a referral or neighbour inquiry, the value may extend beyond the first transaction.
That is why I look at the system, not one isolated form submission.
Know Your Numbers
A REALTOR® should know what they spend, how many opportunities are generated, how many conversations happen, how many appointments are booked, how many listings are won and what business closes.
Without those numbers, it's easy to either overspend on something that isn't working or cancel something too quickly because a few leads weren't immediately ready.
Don't Spend Money You Can't Track
Every marketing dollar should have a purpose. If you don't know what the campaign is supposed to accomplish, what happens after the lead arrives or how you're measuring results, fix that before increasing the budget.
The Budget Isn't the Strategy
Spending more does not fix a weak offer, poor follow-up or unclear positioning. The budget powers the system.
It doesn't replace the system.
Invest in More Than Ads
Lead generation also requires time, CRM discipline, good follow-up, useful content, training and a strong client experience. A sustainable pipeline is bigger than an advertising account.
The Question I Ask Now
I stopped asking only 'How can I do this for free?'
I ask: 'What can I invest to create more of the opportunities I want, and is that investment producing business?' That question has been far more useful to me.

Frequently Asked Questions
How much should a REALTOR® spend on lead generation?
There is no universal number. Set a responsible budget based on your business finances, market and conversion process, then track results.
Is $10 a day enough for real estate ads?
It is the approximate amount I personally spend on my seller advertising. It is not a guarantee or universal recommendation.
What should REALTORS® track?
Track spend, opportunities, conversations, qualified leads, appointments, listings, closed business, referrals and time-to-conversion.
Are free real estate leads really free?
They may have no direct ad cost, but they usually require time, effort and consistent prospecting or content creation.
